Once you have decided on housing, contact the owner via messages. Tell us a little about yourself and the purpose of your trip, ask the owner additional questions, and find out if the accommodation is available for the dates you are interested in. If both parties are happy with everything, request a reservation. You can communicate with multiple owners at the same time, but only request bookings for the same dates from one. Otherwise, several owners may confirm your reservation at once, and your card will be debited for all confirmed requests.

If you do not speak the host's language, use online translators. Avoid making complex or ambiguous sentences to minimize distortions during automatic translation.

You can bypass correspondence with the host via messages and immediately send a booking request. But I don’t recommend doing this if you have found several options that you like, and there is little time left. You may not have time to submit a new application for another accommodation if your reservation is not rejected immediately.


Submit a booking request and wait for confirmation from the host

Some airbnb apartments have instant booking options. This means that confirmation from the owner is not required. But I still try to first enter into correspondence with the owner in order to clarify the details of interest.

Payment on the Airbnb website takes place online using bank card, as soon as the owner confirms the reservation, or at the time of booking if the property has an “instant confirmation” status. Traveling around different countries, most travelers stay in hotels, boarding houses or guesthouses. I was registered in this service almost from the very beginning and I have something to compare with.

For a long time I liked renting apartments from private owners through AirBNB, so I was always happy to recommend this service to my friends. But the further you go, the worse and more expensive the service becomes.

Now AirBNB is not always profitable and convenient for travelers, and I no longer want to recommend it. I myself am almost completely, because... many apartment options with Airbnb are now available on Booking and they are cheaper. But I don’t know what I will use tomorrow. I tried HomeAway and others - everything is not the same, and most importantly, the choice is too small. I really like the idea of ​​AirBNB, so I hope something similar will appear soon, but better, cheaper and without hidden fees - and I will definitely tell you about it (stay tuned for updates on FB and VK).

Airbnb has taught us that the only way to book cheap apartments is through them. Alas, this is no longer the case. Before you book something on Airbnb out of habit, Google it and look for the same option in other services - it only takes a minute, but you can save almost twice as much (see example below).

Important changes to Airbnb since 2018

What happened to Airbnb and why renting housing through them became unprofitable and even risky:

  • Bookings in Europe are being cancelled. at the last moment - there is a risk of being left without a reservation at the height of the season.
    Since 2018, renting housing through AirBnb has become risky - there are more and more reviews that reservations began to be canceled at the last minute. This is due to the entry into force of new laws that homeowners are subject to - this is mainly true for Europe and the USA. The most reviews about booking cancellations I have seen come from the following cities: Barcelona, ​​Valencia, Lisbon, Amsterdam, NY, Singapore. However, Airbnb, instead of helping to solve this situation, shifted all responsibility onto the clients - get out of it however you want.
  • It is better not to apply for a visa when booking through AirBnb
    In connection with the previous point, they may refuse to receive it or give it for a shorter period - this has begun to happen more and more often.
  • AirBnb customer service is unhelpful.
    This used to be the best customer service I've ever encountered. Nowadays it’s impossible to even find where to contact support on the Airbnb website, the e-mail and phone number of the support are carefully hidden, and when they manage to reach not the automatic replies, but a real person, they answer like robots and cannot help in any way.
    Especially when your question concerns tricks with payment on Airbnb - the support service begins to “turn on the fool” and pretend that they do not understand what they are talking about. And they say we don’t understand where you got the screenshots from...
  • Removed prices from the calendar.
    Previously, you could look at the prices for each day in the calendar and select those days when they were cheaper, but now this option has been removed.
  • They hide the final price.
    The price you see on the main page may differ from the final price by 1.5 times! Guess in whose favor?
    Moreover, this doesn’t seem to be an Airbnb scam, because... It's all there somewhere in the rules and there's no way to dig into it. They just learned to hide the final price so cleverly.
    For example, we want to rent an apartment in Milan for 3 days (see picture below) - on the Airbnb main page the price is 53 euros per day:

    Now watch your steps carefully: on the next page they already write that 50 euros is super! But commissions are added, a total of 205. I wonder where the price of 53 on the main page came from?
    At Step 3, for some reason the price turns into 206.36 and they write that this is a conversion fee. What kind of conversion? From euro to euro?
    And finally, in the end, they convert us into rubles and the total price becomes 213 euros for 3 days (for this day the Central Bank rate is 1 EUR = 73.90 RUB). How much did you end up with per day? (The answer is below the picture.)


    Airbnb Price Trick - Follow the Steps

    We count: magically 53 euros turns into 71 euros per day! By the way, it’s not clear where 53 came from? In general, if you look at the screenshot, many more questions arise for Airbnb...

    Therefore, do not rush to book, first go to the payment page and compare this price with the price on other services - always compare the final price, not the intermediate price! You will be very surprised.

  • It became more expensive and appeared hidden fees Airbnb.
    The commission has increased: Airbnb now takes 3% from the owner and 15% from the guest - as stated on their website. In addition, many do not notice, but Airbnb does a forced currency conversion not in favor of the client, and this adds up to 3% at the final payment step. Total 21% – this is too much! Therefore, I switched to Booking, where the commission is lower, and the price for the traveler is final and there are no hidden fees - to the client immediately on the first page.
    Why Booking? Yes, because that’s where the same apartments with Airbnb are now presented, but at a higher price favorable price. It looks like the owners Airbnb apartments became unprofitable, because even the starting price for apartments has become higher than, for example, on Booking.com.
    For example, here is the same apartment in Lisbon, which is listed on Airbnb and Booking (using the links it is easy to compare from the photo that these are the same apartment). Let's compare prices for the same dates:

    Total: 372 euros on Airbnb (without conversion fee, the exact price will be in the last step) versus 233 euros on Booking (final price).
    If you pay with a ruble card, your Airbnb bill will end up being 28,449.04 rubles. at the Central Bank exchange rate 1 EUR = 73.90 RUB. That is, the final price is 385 euros!!!

    That is, the euro exchange rate in Airbnb turns out to be 76.47 rubles, which means the markup is the same +3% for conversion.
    It would seem that for payment it is better to leave the account in the host’s currency, but no - Airbnb forcibly converts it into the currency of your country, which you specified during registration, even if you pay with a card in euros, and you will only find out after payment (I wrote about this in their support with all screenshots at every step of the booking process, because at every step the price changed, it seemed strange and I decided to take screenshots, but they replied that I was a fool and had chosen the wrong currency, and it was unclear where I got the screenshots from...). I wonder if the host’s currency is “tugriks” (for example, in Thailand), will there be a double conversion? I didn't check. Well, Airbnb has found a great way to make money!

  • Airbnb absolutely don't care about loyal users.
    If they offer promotions and discounts to newcomers, then to those who have been using the service for a long time, they only increase commissions every year. I think many people remember the 12% commission.

Why did Airbnb stop caring about its clients? Maybe Airbnb will come to their senses and turn back to us, the clients? After all, there was a great service and you can still occasionally find interesting options on Airbnb, but, alas, less and less...

How AirBnb used to work

My acquaintance with AirBNB happened by chance. In March, when planning a trip to, I was still unable to book an inexpensive hotel there. Prices started at $100 and went into space. Don't confuse AirBNB rentals with couchsurfing. “Registrations” through couchsurfing are free, but do not provide either privacy or comfort. Hotels, on the contrary, offer comfort, but at a high price. By the way, in some cities there are not as many hotels as you would like. That's why renting a home via AirBNB this is something in between - more comfortable than “fitting in”, but cheaper than hotels.

If everything suits you, write a request to the host or simply click the red “Book” button. Then wait for a response. Most landlords will respond and confirm your request fairly quickly. Sometimes, however, they refuse.

If you rent an apartment and then change your mind, the service may fine you. This is determined by the types of cancellations. There are six of them: from soft to hard.

With soft cancellation, you can cancel your rental even five minutes before check-in - you will receive a full refund. With hard cancellation, you will get a 50% refund of your stay if you cancel your reservation a month in advance.

Sometimes it happens that the owner of the apartment cancels the reservation. Often, owners rent out their apartments while traveling, and plans may change. This is a fairly rare case; it happened to me once.

If the host cancels your reservation, you will receive an email letting you know. I advise you to look through your mailbox the night before your trip. By the way, if the owner cancels the reservation, then Air BBC will give you a small consolation amount to your internal account.

Usually apartment owners send guests detailed instructions: how to get from the airport, how to find an apartment. Guests close the Air BBC tab, thinking that everything is ok.

What to pay attention to

The owner writes that the easiest way to get from Berlin Tegel Airport is by taxi for 20 € (1534 RUR). But you do not fly to Tegel, but to Schönefeld. Find out how to get there by public transport from Schönefeld and how much it will cost.

The owner asks to pick up the keys from the neighbor. She lives opposite, in apartment 20B. Ask your neighbor for her phone number and ask her to give her your number. Warn that you will be there between 12 and 14 o'clock - let him be at home at this time.

The owner offers to meet you from the train and take you home by car. He asks for only 15 € (1150 RUR). Google transport: it turns out that you can get from the station to your house by tram for 4 € (306 RUR). Politely decline.

The owner complains that there is now an excavator in his parking space and it will not be possible to leave the car at the house. Find out from him where the nearest free parking. If there isn’t one, ask him to negotiate with your neighbors so that you park in someone else’s place.

Usually before a trip I look at the route from the stop to the house on Street View. This way I find housing quickly and without errors.

You might think I'm paranoid. However, during all this time I have had almost no unpleasant moments with checking into Air BBC.

Include the skeptic

Usually people think the apartment is nice in advance. Beautiful pictures, view outside the window. By default, I consider any housing suspicious.

When I look at an apartment, I always try to find a flaw in it. Why didn't you take a photo of the bathroom? Where will all the things go from the table and closet? Why does the baby's crib get wet in the rain on the balcony?

If you have any doubts about the apartment, it is better to clarify them with the owner in advance. If you can’t clarify, don’t shoot.

I avoid apartments that have too many household items. Typically, such apartments are found among those who are leaving for several weeks. You will be greeted by cabinets filled with things and a bathroom shelf where there is nowhere to even put toothpaste. It’s a strange feeling: you seem to have paid a lot of money, but it’s like you’re living as a guest.

Don't forget about cleaning. Typically, Air BBC shows the cost of a night's stay in the search. However, in addition to this amount, an additional cleaning fee will be charged. The money for cleaning goes to the owner of the apartment, so sometimes he cheats: he reduces the cost of rent, but charges a lot for cleaning. Look at this amount when choosing an apartment. The cost of cleaning should not exceed one night in the apartment.

For three nights in a Tokyo apartment, you expect to pay 9,600 RUR, but you will pay more than 12 thousand. They will additionally charge 2200 RUR for cleaning and another 1500 RUR for the Air BBC commission.

How to contact outside of Air BBC. The service stops all attempts to exchange contacts with the owners of apartments that you have not rented. You won’t be able to leave your phone number or a link to your social network account - Air BBC will hide this for the recipient of the message.

To contact the owner, some distort the words: Fαсၔbo0к or Inƽαrαm. Or they write numbers in letters: plus seven nine two five...

Please do not try to bypass Air BBC to rent an apartment. The owner will complain, you will be blocked, or something else will happen:

There is no need to be afraid to invite guests to sign such an agreement; it is advisable to even mention it in correspondence in advance. In Spain, when renting a house in Sitges, the owner offered us to sign such an agreement, and there is no crime in this.

Bank commission for withdrawal of funds.

For each transaction on your card, when you want to withdraw earned dollars or euros, the bank will charge you its commission.

Currently, 12 euros are charged for euro payments, even if you have a direct euro account. The commission is “bitten off” by the partner bank. So far, only Alfa Bank does not charge such a commission. To avoid unnecessary expenses, you can set a withdrawal limit, and then airbnb will send you not after each guest check-in, but when a certain threshold (any) is reached.

Payment currency.

You can only receive money in the currency in which you set the price for your apartment. Currently, when the exchange rate of the euro and dollar is rising and falling, there is a reason to fix it in rubles if you still rely not only on foreign tenants. And in this case, the money will also be credited in rubles without any extra commission. By indicating the cost of renting an apartment or room in euros or dollars, they can only be withdrawn to a euro or dollar account.

Why get rent in rubles nowadays if you can get euros? It's simple. It all depends solely on your rental property. If she is in a very tourist place, in the center, for example, then you can count on success with foreigners. If the apartment is a little out of the way, in a residential area even 20 minutes away by metro, then the flow of foreigners dries up, but our compatriots are still attracted to such apartments.
