Indeed, many who come here as tourists have a desire to return to Baikal, and those who have the opportunity - to their own real estate, which is considered not so expensive to maintain winter time. But the choice of objects among those available on the market is very small, and the construction and operation of a house may be beyond the capabilities of buyers who are not aware of the specifics of this region. Conventionally, the coast of Lake Baikal from a real estate point of view can be divided into two categories – civilized and exotic.

Listvyanka: the tourist Mecca of Lake Baikal.

Historically, the most popular and modern village on the lake shore is Listvyanka. In the 90s and the beginning of the 2000s, Muscovites bought country houses on Lake Baikal, just “to have it.” Moreover, finding a high-class property for purchase was quite difficult, since the segment is on the shore legendary lake small then and now. Baikal "secondary"

Secondary real estate on civilized Lake Baikal, in villages along the Baikal Highway, can be divided into three categories. Small dachas are a legacy of Soviet times or village houses (in the villages of Bolshaya Rechka, Nikola, Angarskie Khutora). Simpler real estate will cost 3.5–6 million rubles (area 100–200 sq. meters). There are practically no hotels in Angarsk Khutors, and house prices are comparable to Nikola.

The most popular tourist enclave after Listvyanka is the coast of the Small Sea (the strait formed between the mainland and the island of Olkhon). Here you can purchase a plot of 10–15 acres from 1 million rubles. There is practically no ready-made housing offered; these territories are just beginning to be developed. “Basically, of course, there are tourist centers here; the supply on Olkhon is sporadic. By the way, during the season there is such a queue for the ferry that sometimes it comes down to shooting. The only winners are those who can afford to fly here by helicopter,” says Elena Kaburgan.

There are three elite places on the Small Sea - Burun-Hagun, Zuun-Hagun and Kurkutsky Bay. It is about 260 km from Irkutsk, and the road, as they say, leaves much to be desired, in any case, it is certainly not suitable for premium cars. Houses are built mainly from wood, there are practically no brick ones. Most of these are cottages measuring 10x12 meters or about 250 square meters. meters, sometimes a guest house and a traditional bathhouse for Siberia are additionally built on the site. The cost of such houses is 3.5–5 million rubles. “There are even places here, popularly called “Muscovites’ dachas,” of quite a high class, but in my memory, such objects have never been put on the market, that is, for open sale. Perhaps their owners changed, but the sales were clearly among their own,” adds Elena Kaburgan.

And finally, among the property owners on Lake Baikal there are also complete misanthropes who build houses for themselves in the complete absence of civilization and infrastructure. For example, on Cape Zavorotny, quite decent cottages at first glance stood idle for several years. The owners did not have enough strength and, perhaps, money to complete their construction, since this pleasure is not cheap: after all, building materials have to be delivered from Irkutsk by water, and the shipping season here is short.

After all, working on a new stylish project is always interesting and a challenge, how to implement all the bold ideas from a constructive point of view, what materials to use? Vladimir bought a plot of land with picturesque views of the Oka bank! This view could not be ignored, so a dizzying terrace (51.1 m2) and a large balcony, oriented towards beauty, became an indispensable attribute of the future house! Vladimir wanted to relax in nature in a wooden house, but it was necessary to build a house in a short time, and frame construction technology became the ideal solution for such problems! If we’re going to be different, it’s in everything! The house was made even more spectacular by the vertical finishing of imitation timber made of durable larch, painted in natural shades with emphasized wood texture.
