A luxury yacht mooring, which has no analogues on the entire Adriatic coast, a kind of small town where there are all the necessary facilities for recreation, accommodation for yacht owners and yachting enthusiasts - this is Porto Montenegro. Canadian and American businessmen, including the Rothschilds, invested more than $1 billion in this project.

Accommodating more than six hundred yachts, this marina in the heart of the Bay of Kotor is the most expensive place in Montenegro. After lunch at a local restaurant, I went on a photo walk around the city.

1 . The project began to develop in 2006 on the initiative of a Canadian businessman. Ironically, it was in 2006 that Montenegro gained independence from Serbia, and money from Munch and the Rothschilds generously rained down on the shores of the Bay of Kotor.

4 . Currently, the marina is capable of accommodating about 400 yachts; in the future, there will be an increase in capacity to 630.

5 . The purest water of the Adriatic, protected mountains surrounding the bay, inexpensive staff - according to Montenegrin tourism representatives, they expect that this place will become no less popular in Europe than Monte Carlo.

7 . The natural conditions of the Adriatic are amazing. The Bay of Kotor, by the way, is considered the southernmost fjord in Europe.

9 . How beautiful the nature is here! The houses of Tivat are visible on the horizon - the marina is located almost in the central part of this city.

10 . Sailing yacht “Queen of Andaman”. She even has her own website. Launched in 2007, she cruised for some time in the waters of Southeast Asia until she arrived in Porto Montenegro. The cost of such a yacht is about 4 million euros.

11 . To move around the town you can use these cars. But we will go for a walk because we are not the owners of the yachts moored here.

12 . The yachtsmen's village houses hotels, restaurants, shops and entertainment centers, as well as yacht service centers.

19 . "Regent Porto Montenegro Hotel & Residences" is one of the key objects of the project. It should be put into operation in the summer of 2014. Designed in Venetian style, the hotel has 80 luxury apartments.

21 . The sidewalks dazzle the eyes with their whiteness in the sun. There is also a large parking lot with many cars with German and Russian license plates.

There are no analogues to such a complex for owners of luxury yachts anywhere else in the entire Adriatic, and in Europe there are only a few such places.

Marina - yacht mooring - in Porto Montenegro

An ambitious project to transform a small marina into a top-class global resort was conceived and implemented by Canadian businessman Peter Munk. In 2006, he bought a plot of land where the Yugoslav naval shipyard Arsenal used to be located. He managed to convince several famous investors, including Jacob and Nathaniel Rothschild, Anthony Munch, Bernard Arnault, Oleg Deripaska and Sandor Demyan, to become his partners in this business project. The designer of the luxury yacht complex was the American architect Kevin Lynch, and Martin Lane Fox, former deputy chairman of the Royal Horticultural Society of Great Britain, is responsible for the landscape design.

The yachting legislation of Montenegro is one of the most favorable in the entire Mediterranean Sea. A simplified procedure for crossing the sea border allows you to significantly save time on completing all the paperwork. Low taxes on maritime goods and duty-free refueling make it economically profitable for ships to stay in the port. The success of Port Montenegro is also facilitated by such favorable factors as an excellent climate, proximity and beauty of the surrounding area.

In June 2009, the first 85 yacht berths were opened; since 2010, Port Montenegro has acquired the status of an official Montenegrin port, but construction work is still ongoing. According to the plan, the finished port should have 650 berths for yachts of all sizes, of which 130 berths for yachts over 30 m in length and 150 berths for super-yachts (whose length exceeds 150 m). The crew and passengers have access to: full customs control, duty-free fuel purchase zone, electricity connection point, wireless Internet, repair service, laundry, food supply and 24-hour security.

In addition to the marina itself, Porto Montenegro will include 130 luxury residential residences, a large sports complex (even an 18-hole golf course), a yacht club, an outdoor swimming pool with a bar, a maritime museum and a 5-star hotel with a casino right on the shore lines. More than 10,000 m² are allocated for retail businesses - shops, boutiques, restaurants, cafes, wine shops and much more. The port also has offices for a yacht broker and a marine agent. A maritime training center is located nearby, where you can take the necessary courses and obtain a license to operate a yacht. And its own shipyard will allow it not only to service, but also to build yacht-class ships.

Currently, the sale of residential apartments and yacht places continues in Porto Montenegro, the delivery date of which is expected in the near future. Moreover, Russians make up at least 30% of the total number of buyers.

We spent the hottest and sunniest day in the right place - the Yacht Club pool in Porto Montenegro! Yacht Club Pool is a piece of paradise that can be visited by anyone, not just a hotel guest or a yacht club member; you just need to book a sunbed and arrive at the complex on the appointed day and time. That’s exactly what we did, having pre-booked 6 sun loungers in the most popular swimming pool in Montenegro!

And to take you into the atmosphere of our day, we are sharing a playlist with music that was played that day on the territory of the Yacht Club.

The Yacht Club Pool is located at the Porto Montenegro yacht club in Tivat. Getting there is easy by following the signs along the road from Tivat towards Budva (and vice versa). Don’t take towels with you and don’t think about where you’ll have to eat – it’s all there!

To reserve sun loungers, you can use this form, and it’s better to do this a day or two in advance (especially if the company is large). The cost of one sun lounger this season is 44 euros. The average cost of a cocktail by the pool is 10 euros. You can also order fruits and snacks with your sunbed, and cherries in the bowl will be a nice bonus.

The ideal temperature of the pool water will make you spend all day there until your fingers and toes resemble dried apricots. By the way, the water in the pool is not sea water, but the pool is located in such a way that it visually gives the impression that it “flows” into the sea!

Well, if you want to watch the perfect sunset, we advise you to stay in the pool until the evening. The sun slowly sets behind the mountain, creating a soft light, and the golden rays will touch your shoulders until the very last minute.

Please note that air mattresses are not allowed into the pool. for swimming (except for children's armbands) for safety reasons, primarily for children. We were pretty depressed by this fact, but the rules are the rules.

In front of the pool there is a restaurant called Lido Pranzo, which simply captivated us! The prices are a little above average, but the quinoa salad and sea bass were so good that we forgot about everything else. Still, it’s nice when the quality justifies the cost (which, you see, doesn’t always happen!). For cocktails, we recommend the classic summer Aperol Spritz in perfect execution and Harmony.

In the evening for dinner we went to Restaurant One in Porto Montenegro. Without a reservation, we had to wait about 20 minutes for a table - we entertained ourselves with a walk along the pier. The expectation was justified - excellent cuisine, pleasant staff and an incredible atmosphere, which is probably unique to this port.

The foundation of Porto Montenegro is its deep-sea marina, which can accommodate the most luxurious ships and yachts from all over the world. It is the port that attracts the rich and famous to Tivat, but celebrities are accustomed to comfort and luxury, the owners of the harbor built them a small city within the city, and called this place Porto Montenegro.

To be honest, the luxury port looks very good, it has already “overgrown” with prestigious awards and regalia. Tivat port is considered the best in the Adriatic, and one of the best in the entire Mediterranean. History of origin

Once upon a time, the site of the luxurious complex was the gloomy Yugoslav naval shipyard Arsenal. Along with the death of socialist Yugoslavia, hope for a brighter future was born.

Hope could remain hope, and the shipyard could remain just as dirty and gloomy, but in the 2000s, Canadian businessman Peter Munch became interested in this site. He had several places in mind, including in neighboring Croatia. And then the Montenegrin authorities took the initiative and provided the businessman with unique conditions that were not available in neighboring countries.

In 2006, after the authorities removed all bureaucratic barriers, the businessman bought the land of the former military base.

Buying the land and negotiating with local authorities is only half the battle. To build Porto Montenegro, much larger investments were required, which the businessman did not have. The project cost was estimated at more than US$1 billion. The Canadian managed to find investors, and with their help, a new Montenegrin port and another Tivat attraction were born.

There are more and more millionaires and billionaires every year. Where there are rich men and women, corresponding toys immediately appear, and there are not very many standard places for storing large yachts in the Mediterranean. And besides, all kinds of Monaco are not made of rubber, and can no longer accommodate so many yachts. It is precisely in such situations that Montenegro rush to the rescue.

In the Tivat marina there should be enough space for everyone, and the unique, I would even say “offshore” conditions for mooring multi-billion dollar yachts in Montenegrin waters are much more profitable than in France.

When docking in Porto Montenegro, wealthy pinocchios can save significantly on fuel, which is not subject to VAT and other taxes (it costs 45% cheaper here than in Europe), on the parking itself and on maintaining the vessel. But this turned out to be not enough, food from a local warehouse and elite alcohol are also not taxed here, and all bureaucratic procedures are completed quickly and right at the port. This is such a reverent attitude towards people.

The Montenegrin government has taken a very smart approach to attracting yacht owners, because many of them simply don’t care about saving a measly 100,000 Euros, and this is where more subtle tools come into play. Here is an example: in Montenegro there is a simplified procedure for crossing the maritime border, there are no strict time restrictions on the mooring of foreign ships, yachts registered in other countries are always welcome guests here. Add to all of the above super service, proximity to the international airport (5 minutes by car), nearby Montenegrin beauty and attractions from the UNESCO list, and you will get satisfied customers.

There is one nuance here: Montenegro is not yet a member of the European Union, and for some this is also a plus.

The harbor itself is also very thoughtfully designed, everything is done beautifully, functionally and to high international standards. And so for your information: Marina has been certified according to international ISO standards (UNI EN ISO 14001 and ISO 9001:2008) in the field of quality assurance and environmental protection.

Despite its enormous size, the marina is still under construction. There is a high probability that it will become one of the largest in Europe.

Here are the dry numbers for its capacity. In June 2009, the first 85 yacht berths were opened; in 2010, Porto Montenegro acquired the status of an official Montenegrin port. Today the port is ready to accept 450 ships, and in the near future it plans to increase this number to 850.

More than 100 places are planned to be allocated for yachts whose length exceeds 150 meters. At the moment there is a restriction: the port cannot accept your yacht if its length is more than 250 meters. Just think, the length is more than 250 meters!

The public and private parts of the piers are well separated. The port has two wide berths, they are accessible to everyone. The rest of the space is fenced off with gates; if you have a pass card, you can go anywhere.

The widest, most improved and accessible pier in the port is No.1. It’s very easy to find; right above it, as a monument, stands an old ship’s crane, a legacy from a Yugoslav naval base.

The pier has benches and an even row of palm trees; this pier is designed for the largest yachts. If you are with children, then keep an eye on them, since the pier does not have any fences or curbs.

Pier No. 2 is located next to the first, and is also accessible to everyone. It is much smaller, but it is just as easy to spot; the entire length of the pier is decorated with fountains that have a pyramidal shape and resemble Christmas trees, or pyramids. In a word, it looks stylish.

The far part of the marina, which is closer to the artificial lagoon, is given over to more modest boats. There are many graceful sailboats here, and slightly fewer gigantic yachts.

The artificial lagoon is called Venice, and is somewhat reminiscent of the canals of this beautiful city, of course very distantly. It is in this part of Porto Montenegro that you can observe numerous schools of fish, which here feel as if protected. Local residents say that marine life immediately took a liking to this quiet lagoon. Sometimes sea turtles swim here, which are very rare in local waters.

The Yacht Harbou Association (TYHA) has repeatedly awarded Porto Montenegro its status awards. The British Yacht Harbor Association (TYHA) does not give out awards to just anyone, so this is a great sign for the new Tivat port, and for the whole of Montenegro.

Residential area and apartments

An entire elite quarter has been built along the shores of the new Tivat port; it is as beautiful as it is on the water. The location of the luxury apartments is chic, matching the lifestyle. On one side there is a beautiful marina, on the other side there is a botanical garden and a view of the mountains, on the north there are tennis courts and a golf club, on the south side there is a view of Tivat. Life is good.

Several apartment complexes have been built on the territory of Porto Montenegro, and more are being built. Basically, these are not very high-rise buildings in the Mediterranean style, with large windows, white walls and the obligatory sea view.

Each residential complex has its own name and unique design. However, if you look closely, most of the buildings look and function the same way. Below are branded boutiques or a restaurant, a little higher there is an area with a swimming pool, a gym and other amenities, and then a residential area.

In general, the area is very convenient and pleasant, and most importantly, it is lively. Those. there are no fences or restrictions, anyone can wander around it, sit in a cafe, shop in stores, etc.

If you want to become a member of the club and enjoy all the privileges of living in Porto Montenegro, then you have two options. You can either purchase apartments as your own or rent them.

Unfortunately, you can only buy an apartment during the construction phase. Since everything that has already been built was sold out a long time ago and brings the owners either joy or money. If you do not plan to live in Tivat permanently, then the purchased apartments can be entrusted to specialists from the Property Management department, and your money will very slowly be returned in the form of rental payments.

Now let's talk about prices, this is the most interesting thing. Average studio, size 37-40 sq. meters will cost around 200,000 Euros, and this is at the construction stage. A decent apartment with two rooms costs somewhere around a million Euros. Prices for regular penthouses start from 1.5 million Euros. If you need a penthouse with a good view and other luxury amenities, then be kind enough to pay 3 million Euros for it.

As you can see, there is a choice, all that remains is to choose an option with a good layout and decent neighbors. Well, there’s no need to delay too much, local real estate is selling quite quickly, so by the time a house is built, every square meter already has its own owner.

It is no secret that on the territory of an elite residential complex the main owners are foreigners, quite a lot of Englishmen, Russians, Italians and representatives of other countries.

Hotel in Porto Montenegro

On the territory of the yacht complex there is a large and luxurious hotel Regent Porto Montenegro, it consists of two buildings. The southern building of the hotel overlooks a small lagoon and is called "Venice", on the northern side there is a less grandiose building overlooking the pier, it was called "Water".

The five-star Regent Hotel is part of the hotel chain of the same name and is the main accommodation location in the yacht club. Accommodation prices start from 200 Euros for a standard room, and go up to 4000 Euros for a penthouse.

The hotel fully meets the declared stars, it has everything that should be in the top five, namely: several swimming pools, a gym, a Turkish bath, a sauna, restaurants and other amenities. It’s just that the design is simple, although it’s not for everyone.

In general, famous people were involved in the design of the entire complex. The designer of the entire complex was the American architect Kevin Lynch, and the landscape designer was Martin Lane Fox, former deputy chairman of the Royal Horticultural Society of Great Britain.

Despite my criticism, the overall appearance of the hotel complex is quite good, and the arched section facing the marina gives it a "Santa Barbara" glamor. Appropriate landscaping and all kinds of decorative elements fit perfectly into the overall design of the entire complex.

Shopping and stores

One of the streets of the yacht quarter is completely dedicated to brand stores. A pleasant pedestrian street, a relaxed atmosphere, attractive shops, all this attracts wealthy buyers here.

Restaurants and cafes

While walking around the yacht club, I recommend visiting some cafe; you can choose by the beauty of the design, the menu, or the price. The catering is very diverse - there are both quite inexpensive pizzerias and restaurants with original cuisine.

Most establishments are located on the embankment side; it is literally dotted with cafes and restaurants. For some cafes, the indoor spaces became cramped, and their tables spilled out onto the sidewalk. In Montenegro, you won’t surprise anyone like this.

It is worth remembering that prices in local cafes are much higher than in general in Montenegro. For example, everywhere a cup of coffee costs 1.5 Euros, here be prepared to shell out a nickel of Euros, and so on for everything. But what types...
