In the 1930s The southwestern part of Kursk was a floodplain of the Seim River on the northern and northeastern sides, limited by a ravine. On the eastern side, this territory adjoined the existing residential areas, therefore, when developing the general layout of the city in 1935, it was quite logical that these territories were proposed for residential development. Temporarily, a motor and tractor workshop and several residential buildings were built on this site on the 1st and 2nd Mokovsky Lane.

The first preliminary design for the development of the southwest appeared in 1938. It was developed in the architectural and planning workshop of the People's Commissariat of Public Utilities of the RSFSR. At this time, in the spirit of gigantomania, the Ryshkovskaya industrial site of Kursk was created, on which three enterprises were to be built: Synthetic Rubber Plant No. 6, Ebonite Plant No. 378 and a regional thermal power plant. The estimated number of employees of these enterprises, including their family members, was 35 thousand people. For their resettlement, it was planned to use the territory near the village of Lamonovo, however, even with the construction of 4-5 storey buildings, it was impossible to accommodate more than 5 thousand people, so it was proposed to resettle the remaining workers in the blocks of the southwest and in the blocks of Glinishche Street, having reconstructed them.

Primary housing construction began near Lamonovo, and the territory in the southwest had to be prepared: build a dam at a distance of 2-3 km from the Seim River so that the floodplain would not flood, build a new bridge, design and lay a tram line... This required about 5 million rubles, which were not allocated before the war. And the first-priority construction itself proceeded with large delays, both financial and material.

After the war, plans changed somewhat: the giant SK-6 was replaced by a small RTI plant (rubber in large volumes for the Black Earth Region was synthesized by the Voronezh SK-2), the district thermal power plant was reduced to a regular one to cover the needs of RTI and nearby settlements. The number of RTI and CHP employees with their family members decreased from the initially planned 35 thousand to 5.1 thousand people, who could easily be resettled near Lamonovo.

But a holy place is never empty, and in 1949 the territory of the southwest was given to the Ministry of Automobile and Tractor Industry of the USSR, which began construction of bearing plant No. 12 on this territory. The design assignment for the residential village was drawn up by Giproavtotractoroprom. It was necessary to resettle 7,100 people in the village. in one- and two-story blocks. For development, Mosugleproekt series 106 for estate blocks and 207 for blocks with common use of plots were recommended. A list of public buildings was also compiled: a nursery, a kindergarten, a school, a canteen, a vegetable store, an outpatient clinic, a bathhouse, and a fire station.

In 1950, the architectural and design workshop of the Office of the Chief Architect of the city of Kursk presented a draft detailed plan for the development of the village. During the design, the size of the village was increased, since in 1950 the plant project was expanded and it required 4,500 workers, and taking into account their families, it was necessary to resettle 11,300 people. Of these, 4 thousand are in the village, and 7.3 thousand are in the city. The development project was drawn up by the architect D.I. Garkusha. and engineer Gabel V.F.

In 1952, a decree was issued banning low-rise construction in cities and the construction of the village was stopped. By this time, they managed to build two-story blocks 6 and 9 and a manor block 5 (not preserved to this day). However, the improvement of the neighborhoods was not carried out. On paper there were forged fences between houses built along the perimeter, pergolas, fountains and vases...

Since it was necessary to resettle the people of the plant, already called KZTZ, somewhere, along the odd side of the street. Sumskaya are starting to tie up three-story houses of series 1-255 and 1-252.

In 1959, Kurskoblproekt finally developed and approved a new project for planning the territory of the southwestern residential area (the area of ​​the KZTZ plant). The main architect of the new layout was M. Teplitsky. The territory was to be built up with 4-5 storey buildings (mostly 4 storeys). 1-447C (second generation houses) was chosen as the main series of residential buildings. This area was considered experimental, a kind of Kursk bird cherry. The methods of arrangement of buildings and their grouping that we planned were partly borrowed from Muscovites. 3rd Zavodskaya (Deineki) was chosen as the central street, the main square was Sq. Komarov, where a recreation center and a cafe-restaurant were planned, on the square. Malysheva is a cinema, and there is a hospital near the forest park. Also, for the recreation of residents, a boulevard was created from Komarov Square to the south (Konorev Street), which was supposed to end with a children's railway, built on the access roads of the KZTZ plant.

In 1962, a house-building plant was built in Kursk, which specialized in panel houses of the 1-464A series. The first panel houses began to be built in the KZTZ area instead of the previously planned brick ones. In the 1960-1970s. There were slight changes in the designs of the blocks, so different development options were used here: line, row, perimeter, group. Various options for blocking houses were used. Kursk architects were currently visiting Lithuania, where the construction of houses of the 1-464LI series was taking place, and adopted a number of planning solutions. The houses themselves also underwent changes; this mainly concerned the finishing of walls, plinths, sealing and opening of interpanel seams, the organization of porches, balconies, and changes in the type of roof.

The end of massive housing construction work occurred in 1975. Unfortunately, the improvement of the area, cultural, social and sports construction was also completed. A significant number of previously planned facilities were not built.

The recent history of the KZTZ area is characterized by spot development of vacant plots, some of which were previously reserved for other objects. It can also be noted that a number of landscaping works carried out have led to the fact that now KZTZ is one of the greenest areas of the city, and experimentation with development options made it possible to avoid obvious monotony and dullness, despite the relatively small number of standard projects.
